Owl’s Nest Estates is a new custom home neighborhood taking shape on Twist Hill Road in Dunbarton, New Hampshire. It is built by Springwood Homes & Development Corp., a family-owned New Hampshire builder and developer. Road and site work are underway now, and homes are built to order rather than bought off a shelf.

A quiet corner of Merrimack County

Dunbarton is a small rural town in Merrimack County with open land, stone walls, and very little through traffic. Owl’s Nest sits off Twist Hill Road on a dead end road that ends at a hammerhead, backed by permanently preserved open space. It stays quiet because there is nowhere else for the road to go.

For buyers who want land without being far from everything:

Schools are served by SAU 67, with Dunbarton Elementary School in town and upper grades attending Bow schools under Dunbarton’s agreement with the Bow School District. Families should confirm current placement directly with SAU 67.

The homesites

The homesites are wooded and generous, running roughly two to three acres each. Around 26 acres of the property is set aside as permanently protected open space, and each owner receives a deeded interest in that common land. The recorded plat prohibits any further subdivision, so the neighborhood will not grow later.

Because Dunbarton has no municipal water or sewer, each home is served by a private well and a state approved septic system, designed for the individual site.

There is no traditional homeowners association. The neighborhood is governed by a recorded Neighborhood Agreement and Declaration of Open Space Covenants, which keeps shared costs limited and avoids the usual HOA board and dues structure.

How building here works

Homesites at Owl’s Nest are offered as part of a Springwood-built home package, so the land and the home are handled together rather than by two separate companies. You work directly with the builder from the first walk of the lot through closing. There is no sales office in between.

Every home is custom. We start with the specific homesite, its grade, driveway access, drainage, sunlight, and privacy, then shape a plan that suits both the land and the way you live. You will get clear written pricing, allowances, and contract terms before any final agreement.

Homesite availability changes as the neighborhood sells. As of July 17, 2026, homesites are available at Owl’s Nest Estates. Current availability is confirmed in writing before you reserve.
